This professionally decorated home has a main floor with 4 bedrooms and 2 baths, a large open living, dining, and kitchen area and full laundry. The basement also has 4 bedrooms and 2 baths with a GIANT comfortable couch, 85” tv and game table. One bedroom is a bunk room with a toy area for the younger kids. Most windows have blackout shades for a good night's sleep. All other rooms have king or queen extra-comfortable mattresses. NOTE: To ensure a comfortable stay, please carefully review the bed sizes and arrangements listed. Some beds, such as bunk or smaller-sized, are for children only and will not accommodate adults. Clean and cozy furniture throughout. A two-car garage with epoxy coated floors is yours to either park or spread out with tables and chairs for your entire party. Included are an extra fridge, ice machine, and tons of folding tables and chairs for outdoor use. An extremely well-appointed kitchen will make you feel at home and extras like a gas grill/smoker and highchairs with kid's dishes make it over the top. The 9-person saltwater hot tub will soak every care away! But one of the BEST parts of the house is an unbelievable 3400 sf fun factory for your private fun, with arcade games, basketball, pickleball, ping pong, racetrack, forts, and nerf arsenal. Too many games to list; your kids will beg to move in! You will be staying in an upscale neighborhood with amazing views of the valley. Trails are steps away and wildlife nearby. Night sky views are incredible, and sunrise/sunsets are beautiful up here. There are rules for the hot tub mounted to it. Also, rules for the fun shop are on the entrance and wall. All guests are expected to abide by them. 10pm is the curfew for the fun shop. No street parking and no parking in front of the single car garage. No slip and slide or other activity in the yard that could cause damage to grass or sprinklers without prior consent.

Welcome to a place of fun and great memories! This is important information, and we ask you to review before booking. This home is in a quiet neighborhood, and we must follow specific guidelines: Quiet Hours: Strict 10 PM quiet time for outdoor areas, the Fun Factory, and the Hot Tub (per operating license regulations). No Events or Parties: This is not an event center— so no parties or receptions are allowed. If you expect visitors, please inform us and ensure they follow house rules, including parking. Parking: No street parking is allowed. The front and back driveway easily accommodates 8 vehicles (no commercial or recreational vehicles please). Sleeping Arrangements: Review bed count and sizes carefully—some are child-only. Number of guests must not exceed limits. Extra mattresses may be available for rent. Accidental Damage Coverage: A $35 coverage fee (protecting up to $500 in damages) via a third party we partner with, Truvi / SuperHog, will contact you for ID verification and payment. On-Site Management: Managers live in a separate unit above the Fun Factory and have access to one garage bay. Fun Factory Info: Stays mild year-round with heaters in winter and fans in summer. Shoes required inside at all times. Minors must be supervised in the Fun Factory and Hot Tub. Property Monitoring: Driveway and doorbell cameras are used. Outdoor Activities: Sledding is encouraged if there is enough snow! However, slip-and-slides or activities that could damage the lawn/sprinklers require approval.
